Summary:
Seeking NYS Licensed PE or Architect to update framing and foundation plans in already permitted drawings created by a licensed architect. Project jurisdiction: Town of Babylon, Suffolk County, New York State
Services Required:
- update framing plan to resist 130 mph wind in compliance with New York State code but using as few hold downs as possible
- update foundation plan to support structural loads in compliance with New York State code while minimizing rebar and concrete yardage + installation complexity
- updated framing plan must show details showing how the braced wall will be constructed
- updated framing plan must show detail drawings showing installation of holddowns to frame
- copy the pages from the existing plan (attached) that will not be changed by the framing and foundation pages, combine them with the updated framing and foundation plan pages that you will create to produce a new plan that incorporates elements from both
- the building department won’t allow us to submit an entirely net new set due to a variance that was granted based on the v1 site plan, floor plan etc, therefore the requirement to copy over elements from v1 plans cannot be waived
Background:
- We are general contractors building a 1500sqft, 2-story, single family home on an empty lot in the State of New York.
- We have drawings for the home that were created and stamped by a licensed architect in New York State; and subsequently approved and permitted for construction by the Town of Babylon, Suffolk County, New York. We shall call this version of the drawings v1.0 and it is linked below.
- After plan approval, we reviewed the drawings with framing and foundation contractors who believe the foundation and shear walls to be significantly over-engineered, resulting in a 40% price increase for their services.
- We discussed this feedback with a professional engineer who is licensed in California who agreed and recommended that we consult with a New York State license PE to make a number of changes to the shear wall and foundation that are code compliant but meaningfully simpler than the current version of our plans.
- We contracted with a PE licensed in NY State to make some of the changes we’re proposing in this scope of work and will share their first draft attempt for your reference. They are no longer able to continue with our project due to a family emergency hence our renewed search for a PE or architect. We shall call this version of the drawings v2.0 and it is linked below.
